The West Virginia Economic Development Authority works with manufacturers and industrial businesses to help finance new locations, expansions and other investments in the Mountain State. Its tools include direct lending, loan insurance, broadband loan insurance, industrial development bonds and foreign trade zones. Those workers need somewhere to live. A new Advantage Valley Housing Needs Assessment projects a gap of 28,976 housing units across the region over the next five years. That includes 10,604 rental units and 18,372 homes for sale. The study says major economic investments underway or planned in the region are expected to generate an estimated 17,268 direct and indirect jobs. The market is already tight. Multifamily rental properties are 98.4% occupied, while more than 1,300 households are on affordable-housing waiting lists. The assessment found just 621 homes available for purchase, an availability rate of 0.4%. Median home sale prices increased 44.2% between 2020 and 2025. That's a challenge. But Advantage Valley says it's also an opportunity for developers and investors. The study points to demand for new construction, rehabilitation, adaptive reuse and a broader range of housing choices.
