What if you could leave your W-2 job by buying an already profitable small business—even without having millions of dollars in the bank? Starting a business from scratch can mean years of finding customers, building systems, hiring employees, and operating without predictable income. In this episode, Josh Wilson explains how ordinary professionals can reduce that risk by acquiring established businesses with existing revenue, experienced teams, and proven customer demand. He also breaks down how SBA financing, seller financing, investors, a disciplined buy box, and a clear post-closing strategy can help you move from employee to business owner without blindly chasing deals. Learn how to create a buy box that filters out risky businesses and keeps you focused on opportunities that match your financial goals, experience, and desired lifestyle. Understand how buyers can combine SBA loans, seller financing, and investor capital to acquire established companies without personally funding the entire down payment. From Tech to Boutique Hotels: Gideon Spencer’s 95%-Automated STR Playbook
Jun 16, 202652 minS3
Want to learn how a tech founder went from a fourplex to boutique hotels —using a “mentor flywheel” to land off-market deals with little prior hotel experience ? If you’re stuck between buying another STR or making the leap to commercial assets, this episode shows how to de-risk boutique hotels : where to source deals (on- and off-market), how to leverage baby-boomer sellers and seller financing, and which automations (PMS, staff-light ops, contactless check-in) turn small teams into high-margin operations. A step-by-step on the mentor flywheel : attract operators, add value first, and convert guidance into true equity partnerships. The deal pipeline breakdown: broker relationships, CoStar/tax-roll targeting, bird dogs, pricing when financials are messy, and pushing terms that actually pencil. The operations playbook : 95% automation from booking to turnover, direct bookings vs. OTAs, Google Ads + UGC influencers, and when to choose appreciation over cash flow. Press play now to grab Gideon’s boutique hotel starter kit —his real templates for sourcing, underwriting, and automating your first hotel so you can scale beyond STRs with confidence. Amazon FBA Product Research: Stop Selling $20 Items — Pick High-Margin Products and Build a Real Brand | Neil Twa
Apr 9, 20264 minS3
Are you building an Amazon brand… or are you about to die slow selling $20 products with $4 profit ? If you’ve been chasing “low price + high volume” on Amazon (or you’re tempted by supplements because they seem like easy money), this episode is the wake-up call. Neil breaks down why thin margins get you crushed by ads, returns, and competition—and why the real win is building a brand portfolio around higher-priced products with real net profit. If you want Amazon income that actually scales (instead of a stressful side hustle that bleeds cash), this directly solves the trap most sellers fall into. Learn the profit rules Neil uses to filter winners—why $12+ profit per unit (often $12–$150) beats “cheap product” volume every time. Understand why Amazon’s buying behavior favors higher AOV / higher price points and how that translates into stronger brand trust and repeat purchases. Avoid the fastest Amazon failure lanes—why supplements, electronics, and apparel burn sellers (and what to sell instead), plus the “stay in your niche” lesson from Terry’s real FBA story. Hit play now and use this episode as your product filter—so you stop gambling on low-margin junk and start picking Amazon products that can actually fund a real brand.
