  Send us Fan Mail Can you still buy a detached house in Edmonton for around $300,000—minutes from downtown, near the LRT and within walking distance of Commonwealth Stadium? In this episode of Real Estate in Edmonton, REALTOR® Devin Gray and broadcaster Tracie Gray explore the affordable central Edmonton neighbourhoods surrounding Commonwealth Stadium, including Parkdale, Eastwood and McCauley. Devin recently helped a first-time buyer purchase a detached house approximately three blocks from Commonwealth Stadium for under $300,000. That is considerably less than Edmonton’s average detached-home price—but affordability in these established neighbourhoods can come with older construction, renovation requirements and a few location-related compromises. We look at what buyers, homeowners and real estate investors should know before purchasing near Commonwealth Stadium: What approximately $200,000, $300,000 and $400,000 can buy Detached homes for first-time buyers on a budget Fixer-uppers, renovated houses and potential flipping opportunities ️ Infill, duplex, legal-suite and multiplex possibilities Older condo conversions versus new condo developments Stadium LRT Station and convenient access to downtown Edmonton Edmonton’s river valley, Borden Park and nearby amenities ️ Event traffic, parking restrictions, crowds and stadium noise Renovation and water-management concerns in older Edmonton homes How Commonwealth Stadium and nearby event venues may affect property values Tracie also shares what she enjoyed about living in the area. Her work was downtown, her commute was only minutes and she liked being near the river valley, the LRT, football games and major concerts. For buyers who enjoy being close to the action, proximity to Commonwealth Stadium may be an advantage rather than a drawback. The area has changed dramatically over the past 20 years. Former surface parking lots have been transformed into condos, retail developments and transit-oriented housing. Today, you can find houses from the 1920s through the 1950s, older apartment buildings and multiplexes, renovated properties and brand-new multi-unit developments—sometimes within the same block. We also discuss what buyers should expect from an older house. Depending on the property, that may include smaller bedrooms, fewer bathrooms, low basement ceilings, limited storage, older building systems and the need for improved grading, eavestroughs and downspout drainage. Affordable Edmonton real estate does not necessarily mean purchasing a condo or moving to the edge of the city. If you’re flexible about the age, condition and immediate neighbourhood, detached homes around $300,000 can still be found close to downtown Edmonton.
