The Fed hiked. The 10 year Treasury basically said, “That’s adorable.”
The Fed raised rates 25 bps yesterday, but the bigger number is 5.003% , where the 10 year Treasury finished. That is a nineteen year high, and it matters far more to real estate, private credit and long duration infrastructure than another day of arguing about one Fed meeting. $22 BILLION: Banks are reportedly financing chips for Blackstone and Alphabet’s Crux AI venture, backed by equipment value and customer contracts. That is what institutional AI financing looks like when the capital stack has actual collateral. ⚡ $1 MILLION PER MW: New York is recommending that local governments use that figure as a community investment benchmark for new data center development. Power, permitting and community economics are officially part of the underwriting. 7% IS BACK: Thirty year mortgages are around 7%, purchase applications are down 19% year over year, and refinance applications are down 65%. The housing market is getting another affordability stress test. SOVEREIGN MONEY WANTS THE RAILS: EQT and Norway’s sovereign wealth manager are reportedly pursuing Acciona Energia, an approximately €11.9B renewable energy platform. Serious capital is still buying strategic infrastructure. CRE CREDIT ISN’T DEAD: CIBC just put roughly $102M of nonrecourse financing on a fully occupied industrial portfolio. Expensive capital and unavailable capital are not the same thing.
